The Ministry of Housing, Communities and Local Government are advising that movement into new properties should be avoided unless the move is already underway and cannot be delayed. Where rental agreements are coming to an end, an extension of the current tenancy may be a good option at present.
Buying a new home
“Given the situation in the UK with regard to the outbreak of coronavirus (COVID-19), we urge parties involved in home moving to adapt and be flexible to alter their usual processes. There is no need to pull out of transactions, but we all need to ensure we are following guidance to stay at home and away from others at all times.”

Preparing to sell
The Government confirmed that the legal requirement to obtain an EPC before selling or letting a property remains in place, but that EPC assessments should only be conducted where they can be done safely and in line with guidance relating to Coronavirus.
The Government also announced that landlords can perform and carry out gas safety inspections two months prior to expiry, with the certificate remaining valid for 12 months from the original expiry date (14 months). We recommend taking this opportunity to obtain Gas Safety Certificates, PATs and EPCs while your property is empty.
