    Electrical safety isn’t just a legal formality—it’s a vital part of protecting your tenants, your property, and your reputation as a landlord. Electrical faults are one of the leading causes of domestic fires in England, making compliance with EICR rules essential.

    What the Law Requires

    Since July 2020 for new tenancies and April 2021 for existing ones, all landlords in England must arrange an Electrical Installation Condition Report (EICR) at least every five years.

    The EICR inspects:

    • Fixed wiring

    • Sockets and outlets

    • Light fittings

    • Consumer units (fuse boxes)

    All inspections must be carried out by a qualified and competent professional.

     

    Deadlines and Remedial Work

    • New tenancies: EICR must be in place before tenants move in

    • Ongoing tenancies: Renew before the five-year mark from the last inspection

    • If any issues are identified, remedial work must be completed within 28 days (or sooner if specified)

    • Written confirmation of completed work must be provided to both the tenant and local authority

     

    Providing Copies to Tenants

    Landlords are legally obliged to provide tenants with a copy of the EICR within 28 days of inspection.

    • New tenants: report before move-in

    • Prospective tenants: can request a copy before committing

    Good communication builds trust and demonstrates responsibility.

     

    Avoid Last-Minute Compliance Problems

    Electricians’ schedules fill up fast, especially near deadlines. To stay ahead:

    • Set reminders at least six months before your report expires

    • Schedule inspections early to address any issues without disrupting tenancy
