PUTNEY MARKET DATA
How do Artex ceilings, avocado bathroom suites and rotten window frames make you feel when looking at properties for sale? While some purchasers will recoil at the prospect, others relish the opportunity to rip out, refurbish and make their own mark.
Energy Performance Certificates (EPCs) were introduced in England and Wales back in 2007 as part of Home Information Packs (HIPs) for domestic properties with four or more bedrooms. This requirement has since extended and having a valid EPC is now a requirement if you are a selling, renting or building a property in the UK. Given the current status of the planet in terms of conserving resources this is no bad thing. Environmental issues aside, it is also a wise move for us financially. One of the biggest financial drains over the course of your tenancy or your home’s lifetime is energy bills. This is exacerbated by ever increasing energy costs. In this post, we explain why people need EPCs and what they are used for.
As soon as you have accepted the offer and agreed the terms of the tenancy, we will arrange the contracts for both parties. We will also arrange when to provide the keys to your tenants.
Congratulations, you’ve invested in a property.. You’re going to help pay off the deposit, or help to pay your own bills, by renting it out. Being a landlord will be easy right? Yes and no. Being a residential landlord is not a full-time job but it is a serious responsibility and if you do it without expertise and experience you could end up wishing you hadn’t gone at it alone. For example, through unforeseen circumstances such as extreme weather, failing appliances or poor tenant conduct you could find yourself facing insurance claims, damage to your property or worse, injury to your tenant and legal action as a result. Â
The features we assume tenants are looking for and what actually ticks their boxes can be two very different things. To establish the most in-demand aspects, Rightmove examined more than 600,000 property listings, looking at what was mentioned in the property description in relation to the homes with the highest number of enquiries.
How do you tell if a General Election is on the cards? You monitor the news for announcements that may please the masses. Property has long been an area the Government tinkers with and ministers are already repositioning their offering to win votes in England and Wales.
After a long period of stability, mortgage rates have hardly been out of the news headlines. In September, everyone held their breath as the Bank of England – responsible for UK-wide monetary policy – made its latest announcement.
We’re barely into autumn and already the interior design experts are predicting which trends will be big news in 2024. Livingetc – the glossy magazine and style bible – has already published its colour predictions for next year and there are some interesting shades in the spotlight.
As estate agents with many years of experience under our belts, we have continued to help buyers and sellers whatever the market conditions. People will always need to move home but why people move very much depends on the market and wider financial implications.
Perhaps you have just moved, or maybe you are thinking about moving. It could be that you are decorating a recently acquired buy-to-let property. Whatever your reason for decorating, sometimes the hardest decision to make is deciding on colour schemes. There is an eternal spectrum to choose from, and matching and creating rooms that are visually what you were hoping for is no easy task.
The property market always has a good deal for everyone, and right now, this has never been truer. The news tends to paint a bleak picture; however, on closer examination, it’s clear to see that the moving market is well balanced. If you are selling, buying, or both, then you are sure to find what you are looking for at the right price.
A lot of things seem to be getting longer at this time of year – the evenings and the list of tenants looking for a property to rent. Tenants are renting for longer, which in turn brings longevity to the long-term investment prospects of the buy-to-let market! In the UK, 13 million people rent from a private landlord. This means the buy-to-let market is expanding all the time.*
